Choose new-home finishes for everyday use
Choose finish materials around room use, cleaning, and repairability. An attractive sample does not show everyday performance. The same material might work well in a quiet bedroom and poorly in an entryway full of wet shoes.
Start with wear and use
List where people wear shoes, pets move around, and furniture is moved. Consider sound, feel, and lighting too. Check suitability for the intended use against manufacturer instructions and with the designer.
View the largest practical samples. Color and sheen look different on a small display piece than across a large surface in your own home’s light.
Include maintenance in the choice
Ask how to clean the surface and repair isolated damage. A material that can be repaired locally is a different choice from one requiring full replacement, even at the same purchase price.
Compare:
- Cleaning effort and permitted products
- How scratches and wear show
- Whether local repairs are possible
- The need for spare parts or extra material
- Substrate and installation requirements
In wet areas or other demanding locations, do not choose on appearance alone. The designer matches products to the construction and intended use.
Price the completed surface
Along with material unit prices, include preparation, installation, junctions, and possible waste. The difference between two products can shrink or grow once the whole job is counted.
For example, one flooring option may require different substrate preparation. Ask the contractor to price both as finished floors, rather than material deliveries alone.
Once choices are narrowed, record the product, color, and approved sample in the same selection list. Agreeing on wall preparation quality helps specify the finished wall surfaces.
A garage floor illustrates why appearance alone is not enough. Use, cleaning, and concrete condition are covered in the floor coating guide. In other rooms too, connect material properties to your own use: how is the surface maintained, and what happens if one area is damaged?
