A roofing quote should cover more than the roof covering
The roof covering is only one cost in a roofing quote. To compare bids, you also need details of removal, underlying layers and structures, junctions, site arrangements, and how the house will be protected during the work.
Ask for the whole roof to be itemized
Along with the covering, check the underlayment and other specified layers, penetrations, flashing, rainwater drainage, and roof access and safety fittings. Not every component needs replacement on every project, but the quote should state what will stay and what will be replaced.
Ask what removal includes. What happens if dismantling exposes structures needing repairs? Establish how additional work will be priced and approved before work begins.
Include site arrangements
Lifts, scaffolding, weather protection, material storage, and waste removal affect the price. Describe site access, nearby neighbors, and yard areas in use when requesting quotes.
Agree on access to the entrance and which areas to avoid during construction. Ask who protects the yard and repairs any damage caused by the work. The word “turnkey” alone does not define these tasks.
Compare the same finished result
Lay the bids out side by side by work stage. If one leaves underlying structures to be assessed later, mark that cost as unresolved. If another replaces more components, ask why those replacements are needed.
Confirm the person responsible, conditions affecting the schedule, payment stages, and the scope of handover and documentation. Collect the agreed maintenance instructions and product information when the work is complete.
If you do not yet have enough information about the roof, start with a condition inspection. A clear repair plan makes contractor comparisons more useful than a price based only on roof area.
