Preparing your home for listing photos

Preparing a home for sale starts with cleanliness, a clear sense of the layout, and small, visible issues. The goal is an honest, easy-to-understand presentation; it does not automatically call for a major renovation.

Walk through as if you were seeing it for the first time

Enter each room and consider whether its purpose is clear. Open up walking routes, tidy, and clean. Remove personal documents and identifiable private items from the areas that will be photographed.

A real estate agent can help you decide which preparations are useful. Presentation should not conceal defects.

Define the services you need

Decide whether you need a deep clean, window washing, small repairs, or help arranging furniture. Give providers the photography date and explain which tasks take priority.

A preparation checklist might include:

  • Cleaning the kitchen and bathroom.
  • Cleaning windows and mirrors.
  • Replacing burned-out bulbs and addressing visible minor repairs.
  • Tidying the balcony or patio.
  • Arranging textiles and loose items for photography day.

Avoid rushing into major changes

If a wall needs a small repair, ask what can realistically be done within the schedule before deciding to repaint the whole home. A buyer may have different preferences anyway.

Finish the preparation before the photographer arrives. Booking window cleaning and making better use of your existing furniture can improve the presentation without changing the entire home.
