Compare rental premises through a normal working day

Compare commercial rental spaces through the business’s usual day. Location and rent matter, but layout, access, and potential modifications determine whether a space works in practice.

Use the same checklist at every visit

Bring your business premises requirements. Check customer arrival, employee access, goods receiving, and storage. Establish permitted access hours and which activities the premises can accommodate.

Look at the floor plan with furniture included. Can workstations, meetings, and quiet tasks coexist without constant conflict? An empty room often looks more spacious than a working day will feel.

Separate confirmed information from open questions

For each property, record observed features, landlord-confirmed information, and matters still to investigate. Ventilation, electrical capacity, or connectivity suitability may need a specialist check.

Ask which alterations are possible, who would make them, and when the premises would be ready. A positive conversation about potential work is not a confirmed project or price.

Use agreed priorities for the final comparison

Decide the key criteria before ranking the finalists. An essential technical requirement must not disappear into an average score because a property rates highly for location and appearance. Keep necessities separate from preferences.

Calculate costs beyond rent and review key agreement terms with the appropriate specialists. If useful, revisit the leading option at a different operating time. Aim for a reasoned decision that recognizes both strengths and compromises.
