Should you repair or replace your roof?

The choice between repairing and replacing a roof depends on its condition, the extent of damage, and the structures that would remain. Age or a single leak does not, by itself, tell you which option suits your home.

Ask for an assessment based on findings

Tell the inspector about leaks, previous repairs, and the roof’s known age. Request a documented assessment of the covering, junctions, drainage, and accessible components beneath it. The report should distinguish confirmed damage, possible causes, and unresolved questions.

Ask whether further investigation is needed before deciding. A surface treatment or local patch cannot solve every underlying problem. The same company may inspect and quote for repairs, but an independent assessment can help with a major or unclear issue.

Compare what each option includes

For a repair, ask which problem it resolves, what stays as it is, and what needs monitoring later. For replacement, ask which layers and associated components will be changed. Even a quote described as a complete roof replacement may have significant exclusions.

Consider future work too. Are you planning to replace rainwater drainage or install other equipment? Coordinating the jobs may affect the sensible order of work, even if they are not all done at once.

Decide after the investigation

Ask for a price, estimated work duration, and maintenance requirements for each feasible option. Do not accept a precise service-life promise without understanding its basis and conditions.

Roof inspection at height belongs to someone equipped to work safely. As the owner, you can gather observations from ground level and inside the house. Comparing roofing quotes helps check the whole job once the repair scope is clear.

If you are also planning to repaint the exterior, mention it when requesting quotes. Ask about the order of work and whether site arrangements can be shared. Combining jobs makes sense only after each repair need and proposed approach has been assessed.
